for sale by owner signWe all know that selling your home using the For Sale By Owner method can be a very rewarding experience. Some people gravitate to the promotion methods very quickly and are able to apply the techniques to make their homes sell faster than others. Does this mean that some people are better suited to sell their own home?

Professionally speaking I believe that anyone is capable of selling their own home but as with your high school math class some people tend to understand and apply the concepts faster. Some people need a little more help from the teacher but in the end we are all capable of learning math “if we want to”.

In the case of selling your own home it’s not enough to sign up at a for sale by owner website like PropertySold.ca and say “well, my job promoting is done here. Time to just sit back and wait for the sales offers to pour in.”

Perhaps you will find success with this approach, but I would suggest taking a more active role in learning the concepts and then actually applying them to the promotion of your home will allow you a chance to sell faster.

Top 5 For Sale By Owner Tips:

1. Learn the process before you start the process
– the thing most people find intimidating about selling their own home is that they really don’t know the home sales process and what is actually involved in concluding a sale legally. They don’t know what paperwork they require or who is responsible for what in a real estate transaction. Do online research and consult with a real estate lawyer before you spend any money and find out if the private sale method is something you can manage.

2. Seek as much exposure as you can (online and offline) – the one thing you can not have enough of when you are trying to sell your home is exposure. You really want as many people to know about your home for sale as possible. Marketing your home on an FSBO website, placing a sign in your front yard, adding your FSBO listing to classified ad websites in addition to newspaper classifieds are only some of the methods that can be utilized to drive traffic to your door. If you are only utilizing one or two of the methods listed are you really giving yourself the best chance to make a sale?

3. Learn how to tell buyers what is great about your home - our parents all raised us to believe that nobody likes a braggart or a loud mouth. Normally this is correct to assume in society but when you have a stranger visiting your house with the intent of evaluating it as a place to possibly live for themselves it is ok to point out all of the great features your home has. It’s not a time to be humble, it’s a time to be loud and proud. If the sun shines beautifully on your back porch in the morning make sure you say so to the potential buyer who is visiting your home. Don’t be shy :)

4. Fix that broken…or leaky… – nobody has the perfect house for sale but that doesn’t mean you shouldn’t go about fixing everything you can before putting your house on the market. Remember, selling your home puts you in a marketplace with competition. With the amount of money involved in a real estate transaction you can bet your competitor is going to do everything to turn that home buyer into their customer not yours. If both of your houses were equal but your competitor has replaced that worn out carpet in the living room and you haven’t guess who will be winning that customer.

5. Price your home to sell – as an FSBO seller you have a lot of flexibility when deciding what you would like to charge for your home. But remember, utilize the services of an appraiser before setting your homes sales price or you can make it very difficult for a would be buyer to arrange financing should they need it. Utimately the appraiser will tell you what your home is worth on the current market. Realizing that real estate agents typically charge 5 – 6% of this price as a commission gives you the seller some wiggle room to make your home price slightly more attractive to would be buyers.
