30 Jun 2010Becoming a real estate appraiser in Ontario Canada will involve completing an education course which is approved by the Real Estate Council of Ontario and passing examinations which will determine if you are qualified. Once you have completed the exams satisfactorily you will be presented with a license. Learning the trade is not really difficult but it takes years of experience to be able to judge the value of many items involved in an appraisal. Many of the obligations are concerned with comparisons of other homes in the area but there the comparisons end because each home and neighborhood is different and the present condition of such things as roof, exterior finish, flooring inside the home, and extras such as square footage and age of the home must be taken into consideration before evaluation can be completed and an appraisal submitted.
There are real estate appraiser courses that can be taken on the internet but you should check with their credentials and make certain it will provide you with a qualified course of training that can eventually lead to becoming a licensed appraiser.
Learning the trade
Whether you are looking to become a residential real estate appraiser or a commercial real estate appraiser you will most likely be required to have university degree before becoming qualified to take the courses provided. Those who decide to become a Canadian Residential Appraiser or CRA can expect about eight different courses which apply to the training of appraisers, each costing approximately six hundred fifty dollars each. These can be taken online in your own home and this saves in terms of commuting to school. Commercial appraisers are required to complete seventeen courses, each costing approximately six hundred fifty dollars, before being able to call themselves an accredited appraiser or AACI. Again these courses may be taken over the internet and at your own speed, but the sooner you can complete your schooling, the closer you will be to becoming a certified real estate appraiser in Canada, and the nearer you will be to getting paid for what you love to do.
How do appraisers do their job?
A real estate appraiser, whether dealing with residential or commercial properties, must ascertain the fair market value for properties in most instances. To purchase a home for a fair and competitive price, home buyers want to know what the property is worth and based on individual aspects of the home, know what makes this home more or less valuable than the next one. Appraisals are based on what is considered the best and highest use of the property in question and that basically means what the home is worth based upon what the intentions for it are. If, for example, the home is actually a business and the décor of it is obviously intended to be a place from which to run a business, it will not be valued at the same rate as a building that is strictly meant to be a residence. An
average home with fifteen hundred to two thousand square foot of living space will be appraised based on a set amount per square foot.
How is an appraiser paid?
The question arises regarding how much salary can a real estate appraiser expect to make and the answer is it varies. From month to month and even from one year to the next it will be variable due to such things as the economy, sales of real estate in your area, rates of interest (which affect sales), and appraisal managing companies and their criteria. Unless the appraiser works for a firm that has its employees on a salary they can expect to be paid on a job by job basis and this usually will increase as the appraiser proves his or her worth and realtors request their services. But this cannot be done on a popularity basis because then appraisers who offer their home valuations based on what realtors want will only serve to destroy the entire business eventually. An appraiser who provides honest and unbiased valuations on homes will be appreciated by all parties concerned.
